How to Rent a Flat in Bangalore Without a Broker

In most Bangalore rentals, the broker adds a full month of rent as brokerage and often stands between you and every question you have. Renting directly from the owner is entirely possible, and thousands of tenants do it every month. Here is how to do it properly.
Where owner-direct listings actually come from
Owners list directly for a simple reason: they also want to skip brokerage and meet the tenant themselves. These listings surface on owner-direct platforms, society WhatsApp groups, apartment notice boards and word of mouth. The catch is that they are scattered, which is exactly the gap a curated owner-direct service closes for you.
When a listing says owner-direct, verify it early in the first call. Ask whether the person you are speaking to is the owner on the sale deed or khata. A genuine owner answers instantly; an intermediary posing as one usually deflects.
What to check before you visit
Fix your non-negotiables before the site visit: commute time at office hours, floor and lift, water supply source, parking, and whether the building allows your situation, for example bachelors or pets. Bangalore traffic makes commute the most expensive thing to get wrong.
Ask for the expected deposit upfront. Bangalore deposits traditionally run high, but many owners now settle for three to six months of rent, especially outside the premium pockets. Negotiating deposit is normal and easier when there is no broker in the middle.
Closing the deal directly
Once you agree on rent and deposit, put everything in a rental agreement: rent, deposit, notice period, lock-in, maintenance responsibility and the annual escalation, which is commonly around five percent in Bangalore. Register the agreement or at least execute it on stamp paper as required in Karnataka.
Pay the deposit by bank transfer to the owner's account, never in cash, and collect a receipt. Photograph the flat's condition on moving day and share the pictures with the owner so the deposit return is clean when you leave.

Confirm you are talking to the actual owner, decide your non-negotiables before visiting, negotiate deposit confidently, and document everything in the agreement. Skipping the broker does not mean skipping the paperwork.
